What does a buyers agent in Western Sydney do?

Consumer Affairs Victoria describes a buyer’s agent as a licensed estate agent who, for a fee, acts for a buyer instead of a seller. A selling agent works for the vendor. We work only for you: we find and shortlist properties, look at ones that are never advertised, check each one, and negotiate or bid at auction for you.

Citadel Agency was founded by Omar De Guise and Jadd Chahal. Every purchase is backed by our own suburb research, so your Western Sydney decision is made on evidence, not on a sales pitch.

Five questions to ask any buyers agent
  1. Are you licensed, and what is your licence number?
  2. Do you ever act for sellers?
  3. Do you receive rebates or commissions from anyone other than me?
  4. What happens if we do not find a property?
  5. Can I read the buyer’s agency authority before I commit?

What this means for you

Western Sydney is adding people quickly, led by new housing estates in Camden, Liverpool and Blacktown, while the new airport, the M12 and hospital upgrades bring jobs and services closer to home. About one in three homes is rented and large new estates on the city fringe keep adding supply, so we weigh that against holding costs before recommending any Western Sydney suburb.

Population: ABS, Regional population 2024-25 (released 31 March 2026), NSW Department of Planning, Housing and Infrastructure, 2024 NSW Population Projections (explore the data), ABS 2021 Census QuickStats, Blacktown. Projections are government projections, not forecasts by Citadel Agency.
