The role
What does a buyers agent in South Australia do?
Consumer Affairs Victoria describes a buyer’s agent as a licensed estate agent who, for a fee, acts for a buyer instead of a seller. A selling agent works for the vendor. We work only for you: we find and shortlist properties, look at ones that are never advertised, check each one, and negotiate or bid at auction for you.
Citadel Agency was founded by Omar De Guise and Jadd Chahal. Every purchase is backed by our own suburb research, so your South Australia decision is made on evidence, not on a sales pitch.

What has the South Australian Government changed for property investors?
Peter Malinauskas has been Premier since March 2022, and his Labor government was returned at the 2026 state election. These are the changes that matter most to investors buying in South Australia.
Rent bidding banned and bonds made cheaperSoliciting rent bids has been banned since 1 September 2023, and since 1 April 2023 most new tenancies need a bond of no more than 4 weeks' rent.
Biggest tenancy reforms in 30 yearsLandlords need a prescribed reason to end a tenancy, notice periods are longer, routine inspections are capped at 4 a year, pets are allowed with clear guidelines and minimum housing standards apply.
Greater Adelaide Regional PlanThe new 30 year plan identifies locations for 315,000 new homes and drops the old target of 85% of new housing being infill.
Single rental application formLandlords and agents must use the approved Form A1 for every applicant. Since 1 September 2025 a landlord can also end a tenancy after signing an agency agreement to sell.
Most of South Australia's growth is in Greater Adelaide, especially the outer north and Mount Barker, with new hospital beds and motorways following it, while regional cities such as Mount Gambier grow slowly and rental laws have tightened since 2023. We compare Adelaide suburbs and regional centres on the same data, and weigh supply and holding costs, before recommending any of them.
