The role
What does a buyers agent in Adelaide Hills do?
Consumer Affairs Victoria describes a buyer’s agent as a licensed estate agent who, for a fee, acts for a buyer instead of a seller. A selling agent works for the vendor. We work only for you: we find and shortlist properties, look at ones that are never advertised, check each one, and negotiate or bid at auction for you.
Citadel Agency was founded by Omar De Guise and Jadd Chahal. Every purchase is backed by our own suburb research, so your Adelaide Hills decision is made on evidence, not on a sales pitch.

What has the SA Government changed for property investors?
South Australia is led by Premier Peter Malinauskas (Labor), returned at the March 2026 state election. These are the changes that matter most to investors.
Bond cap, bidding ban and annual rent risesBonds were capped at four weeks rent for most new tenancies from 1 April 2023, rent bidding was banned from 1 September 2023, and since March 2024 rent can rise only once every 12 months.
No-cause evictions endedLandlords can end or decline to renew a tenancy only for prescribed reasons, notice to end a fixed term rose from 28 to 60 days, and pets and minimum housing standards rules apply.
No duty for first home buyers on new homesEligible first home buyers pay no stamp duty on a new home, off-the-plan apartment or vacant land to build on.
The Mount Barker area added about 1,200 people in 2024-25, one of the largest gains in South Australia, and a new hospital, freeway interchanges and a planned school are following that growth. In the Adelaide Hills Council area only about one in ten homes is rented, so we weigh land supply and holding costs before recommending any Adelaide Hills suburb.
