How is the number of properties worked out?

Each property grows at your rate until you retire. Its rent is that value times the yield, less your costs.

At retirement, enough properties are sold to repay every loan. The rest are kept debt free, and their rent must reach the income you want. The calculator finds the smallest number that works.

THE FORMULA
Value = price × (1 + growth)years
Net rent = value × yield × (1 − costs)

Sell k of N so k × value ≥ N × loan
Keep N − k so (N − k) × net rent ≥ income

What this calculator leaves out

Tax

Capital gains tax when you sell, and tax on the rent, change the result. From 1 July 2027 the CGT rules change.

Selling and buying costs

Agent fees, stamp duty and other costs are not included.

Timing

Buying all the properties at once is a simplification. Real portfolios are built over years.

Retirement calculator FAQ

How many investment properties do I need to retire?

It depends on the income you want, how long until you retire, growth, yield and how much you borrow. This calculator shows one common plan: sell some properties at retirement to clear the debt and live off the rest.

Is the income before tax?

Yes. Tax on rent and on any capital gains will reduce it. Speak with your accountant.

What growth rate should I use?

Try a low, middle and high rate and plan around the low one. Past growth is not a reliable indicator of future growth.
